Flip...No Flop

Recently on the internet I came across a story reported in the Palm Beach Post about the top 20 metropolitan areas with the most flipped home sales in the second quarter of 2017.  Along with the number of flips it also showed the average flipping profit.  I’m not sure how they calculate that as only the flipper knows how much was spent updating the home before selling.  Of course South Florida made the list, what else is new.

Here are the top areas which include South Florida.

1 - Phoenix, Arizona - 2116 Units

2 - Los Angles, California – 1404 Units

3 - Las Vegas, Nevada – 1207 Units

4 - Chicago, Illinois – 922 Units

5 - Fort Lauderdale, Florida – 863 Units

6 - Miami, Florida – 794 Units

7 – Palm Beach, Florida – 681 Units

As you can see from the above, Phoenix is by far the leader with their number of units about a third higher than anywhere else in the country.


As to the flipping profit for each sale.  The more expensive the area generally the larger the profit.

1 – Los Angles - $135,000 profit

2- Chicago - $95,000

South Florida checked in as follows.

4- Miami - $80,000

7-Fort Lauderdale - $75,000

9-Palm Beach - $69,200

At the bottom of the list is Detroit which showed a profit of $37,500.

Remember, the article wasn’t clear but I don’t think they have considered closing cost, carrying cost and renovation cost in the profit calculation so take these numbers with a grain of salt.

As you can see by the above flipping is still active in many areas of the country and savvy flippers are still making a profit.
